Overview

Managing Director, Real Estate Development (50351) role at RiseBoro Community Partnership.

RiseBoro is seeking a senior-level real estate development professional to lead a robust pipeline of new construction, rehab projects, and the preservation of existing assets to advance affordable housing and community impact.

Responsibilities

  • Advance RiseBoros real estate pipeline in service of the organizations mission.
  • Oversee a growing pipeline of 5000 units of new and rehab construction and the repositioning of RiseBoros existing assets (3000+ units).
  • Provide leadership for a mid-career professional with core affordable housing development experience, strong financial underwriting acumen, and a proven track record of driving deal completion and profitability from start to finish.
  • Develop and preserve profitable, sustainable, and affordable housing with coordinated services, amenities, and property management to support long-term affordability of RiseBoros Housing Portfolio.
  • Collaborate with teams to ensure high standards of financial performance and successful project execution across development phases from predevelopment to operations.

Key Duties and Responsibilities

  • Lead analysis of potential development deals, prepare investment memos for senior leadership and board review.
  • Coordinate responses to competitive development RFPs and RFQs; identify new opportunities to expand RiseBoros development pipeline.
  • Coordinate with the Director of Asset Management to develop and execute repositioning strategies for existing assets.
  • Mentor and train Project Managers; promote best practices in underwriting, process improvement, and program management to achieve organizational goals.
  • Cultivate strategic relationships with funders, investors, development partners, government agencies, tenants, elected officials, and other stakeholders.
  • Represent RiseBoro at industry events and applicable working groups or task forces; identify cross-functional collaboration opportunities within RiseBoro.

Education And Experience

  • Bachelors degree required; Masters degree in Real Estate, Urban Planning, Business, or similar field preferred.
  • 4-8 years of project management experience in affordable housing, development, or related fields (preferred).
  • 3-5 years experience underwriting NYC affordable housing transactions.
  • 2-3 years supervisory experience (preferred).

Qualifications

  • Demonstrated expertise in low-income housing tax credits (9% and 4%), bond financing transactions, and Year 15 transactions; knowledge of sustainable development practices.
  • Advanced experience in real estate underwriting and knowledge of city/state agencies, programs, and development processes.
  • Strong communication and interpersonal skills; ability to manage multiple priorities and foster collaboration.
  • Commitment to RiseBoros mission, vision, and values; passion for affordable housing development and social responsibility.
  • Able to understand and address concepts of institutional racism and bias and their impact on underserved communities; commitment to supporting affected communities.
